- 1. Resident Parking in Garage
- (1) An Owner/Tenant must use parking stalls only for the parking of licensed and insured motor vehicles, trailers or motorcycles unless otherwise approved by council. Failure to comply will result in towing at the Owners expense.
- (2) An Owner/Tenant with parking spots specifically assigned to his Strata Lot must register their motor vehicle with the Resident Manager. The following information must be provided:
- (a) The registered and insured Owners name, telephone and suite number.
- (b) The make, model and color of the motor vehicle.
- (c) The License Plate number.
- (d) The parking spot number assigned to the Strata Owner.
- (3) An Owner/Tenant must not occupy any other parking space in the Building or common areas other than the one assigned to his Strata Lot and will park in a manner that does not block access to the roadway or ramps.
- (4) An Owner/Tenant must abide by the "No Parking" signs located throughout the garage.
- (5) An Owner/Tenant must not use undue speed or show recklessness while driving in the Parking garage. Violators may be subject to Fines.
- (6) An Owner/Tenant must not lease or rent out parking stalls to the Public. Owners/Tenants may lease parking stalls to other occupants of the building provided the Resident Manager is notified.
- (7) An Owner/Tenant must not carry out any oil changes or mechanical repairs on any common property except in the case of Emergency.
- (8) An Owner/Tenant will be responsible for the clean up of any spilled or leaked automotive fluids on the concrete surface of parking stalls.
- (9) An Owner/Tenant will be responsible to wait for the Visitor Parking gate to close prior to proceeding into the Resident parking garage thus ensuring security of the Building.
- 2. Visitor Parking Rules (March 10, 2010)
- (1) Owners will be provided with a numbered visitor parking pass (1 per strata lot).
- (2) Tenants must receive written authorization from the owner and/or landlord to obtain a visitor parking pass.
- (3) All guests must prominently display passes on their vehicle dashboard.
- (4) Visitor parking is not to be used by residents of The Oscar. Violators will be towed at their sole expense.
- (5) Visitor parking is for use by guests only, while visiting residents of The Oscar, and will be restricted to a maximum duration of 24 hours from the time the vehicle is first parked unless an extended visitor parking permit is issued by the resident caretaker. Guests may not use the visitor parking for more than a total of seven (7) days per month.
- (6) Lost or stolen parking passes will be the responsibility of the owner/tenant and will be replaced at a cost of $20.
- (7) Owners/tenants are to make guests aware of the responsibility not to let other vehicles or persons follow them into the visitor parking garage.
- (8) Guests must be responsible to return parking passes before leaving.
- (9) No owner/tenant will use the visitor parking garage for personal use i.e. overnight or daytime parking. Violators will be subject to towing and/or fines.
- (10) The visitor parking garage will be monitored on a daily basis.
- (11) Residents who allow friends or relatives to regularly park vehicles in the visitor parking area (i.e. daily work) will lose their visitor parking privileges. These types of arrangements do not fall under the "visitor" parking category for parking in the building.
- 3. Cigarette Butts
- Cigarette butts are not to be thrown out of the windows or balconies. Anyone caught doing this will be subject to $200 fine plus any damage it may cause. If you have information of someone throwing cigarette butts, please contact the management.
- 4. Christmas Trees & Decorations
- Only artificial or live potted Christmas trees in the building. In this regard, no cut trees will be permitted inside the building. Suite festive lighting decorations can be installed by Residents from December 1st to January 15th only. Thereafter, the decorations must be promptly removed. For building warranty purposes, absolutely no drilling must take place on the exterior of the building. Non-compliance of this Rule shall be subject to a $50 fine.
- 5. Balcony Cleaning Water
- Owners shall not use excessive water when cleaning their balcony. Please ensure that all plants have drip pans. Be courteous to your neighbours - do not dump water from your balcony on top of them or their balcony.
- 6. Realtor Lock Boxes
- For the security of the building, no realtor lock boxes are permitted.
- 7. Fob
- The cost of remote controls $100 for the black remotes and $50 for the grey remotes. There is no refund on the remotes.
- 8. Gym
- No children under 12 are permitted in the gym without being accompanied by an adult (16 years or over).
- 9. Unit Doors
- If damage to the suite doors / door frames is reported, Owners will be charged $100.00 to attend to re-painting the exterior of their entrance doors.
